How the Rent vs Buy Analysis Works

  • Opportunity Cost of Down Payment: The upfront capital required to buy (down payment + stamp duty/registration) is modeled as invested in a diversified portfolio by the renter from Day 1.
  • Monthly Cashflow Differences: In the initial years, home loan EMI + maintenance usually exceeds monthly rent. The renter invests this exact monthly surplus into their compounding portfolio.
  • Debt Amortization & Home Equity: As the homeowner pays EMI, each payment reduces outstanding principal. Net owner equity equals the future market value minus remaining mortgage debt and selling fees.
  • Rent Inflation Crossover: Because home loan EMI stays fixed (assuming fixed rates) while rent escalates annually, renting eventually becomes more expensive per month than owning, shifting monthly cashflow dynamics.
  • Terminal Net Worth Comparison: At the end of the analysis horizon, owner net equity (after 2% exit brokerage) is compared directly against the renter's accumulated portfolio plus refunded security deposit.

Frequently asked questions

What is the Price-to-Rent Ratio and what does it indicate?

The Price-to-Rent Ratio is calculated as Property Purchase Price divided by Annual Rent. In the Indian context, a ratio below 20 typically indicates that buying is financially attractive, a ratio between 20 and 30 represents a balanced zone where tenure and appreciation dictate the outcome, and a ratio above 30 suggests that renting while investing your surplus capital generates superior returns.

Why does the calculator subtract remaining loan balance and selling costs from property value?

Real estate equity is only real after paying off outstanding liabilities and transaction costs. If your horizon is shorter than your loan tenure (e.g., 10 years on a 20-year mortgage), the remaining loan principal must be settled with the bank upon sale. Additionally, 1-2% brokerage and legal transfer fees are customary upon property liquidation.

Are income tax deductions (Section 24b and 80C) included in this comparison?

By default, this tool focuses on pure cashflow and asset valuation without assuming tax deductions, because under India's popular New Tax Regime (Section 115BAC), deductions under Section 24(b) for self-occupied home loan interest and Section 80C principal repayment are no longer permissible. If you file under the Old Regime, tax savings on loan interest may slightly improve the buying case.

Is buying always better than renting in the long run?

Not necessarily. If property appreciation in your micro-market is modest (e.g., 3-5%) while diversified equity investments deliver 11-13% annual returns, a disciplined renter who actually invests the down payment and monthly savings can often accumulate higher liquid net worth than a homeowner over a 10 to 15 year horizon.
